Description:

RSF built in 1985 on 17 acres on US Highway 406 in Titusville,
Florida just 30 miles east of Orlando. The center is 100%
occupied and has 15 total tenants including Belks, Advance
America, Cingular, The UPS Store, Bealls Outlet (subleased from
Eckerd/CVS) and Payless among others. The property currently
has 770 parking spaces for a ratio of 6.3 spaces per 1,000 RSF.
There are four entrances to the shopping center off of US Highway
46 which gives convenient access to the property with good traffic
flow. The building is constructed of concrete block with a painted
concrete and stucco exterior.
Location:
St. John's Plaza is located within the city of Titusville in Brevard
County. Brevard County is located on Florida’s east coast just east
of Orlando. The county contains over 520,000 permanent
residents and is comprised of 14 municipalities. Brevard County is
also famed as Florida’s Space Coast, home to the Kennedy Space
Center Visitor Complex. St. John Plaza is part of the several
commercial properties that line Highway 406, which is the city’s
main east west corridor, and is surrounded by established
residential developments (single and multifamily) off of this many
artery. The immediate area is well developed since it is located
only ½ mile from Interstate 95 which provides easy access to all of
the coastal city along Florida’s Atlantic coast. Vacancy for
neighborhood shopping centers in this submarket according to the
2005 Q2 REIS Report is 5.1%. The subject’s main competition
comes from two Winn-Dixe stores one of which is location 1.5
miles north and the other that is located 2.5 miles south of the
property. Wal-Mart Supercenter has been in the market for a
number of years approximately 4.5 miles south of the subject.
Total population within 3 miles of the subject center is 31,215 and
has and average household income of $51,711.
