Gateway Station is an 86,500 SF shopping center is anchored by Harbor Freight Tools, Dollar Tree, Buffalo Wild Wings, and CATO. The center shares the main entrance of a WalMart Supercenter and includes 3.7 acres of adjacent land.   

      The asset is located in the dominant retail corridor of Kissimmee, Florida with over 1,500,000 square feet of retail within a 3 mile radius.  Not only is this center located in the this main retail node, but we are also directly off of Florida’s Turnpike (~68K vpd) at a very highest traffic point of Osceola Parkway (~75K vpd) and less than 2 miles from the newest dominant center in the market, the Crosslands.

     Located in Osceola County, home to international draws such as Disney and Universal Studios, this center has extremely dense demographics of nearly 240,000 people in a 5 mile radius with a projected 2015-2020 growth rate of over 13%.  These dense and consistent demographics continue in a 3 mile radius with nearly 120,000 people earning approximately $55,000.  This provides a strong customer base to the retail node which includes the LOOP, LOOP West, and the Crosslands, some of the most dominant retail centers in the entire MSA.  The Crossland and Cinque Terre, the newest of such centers are under 2 miles West of Gateway Station. 

      While the center still enjoys a good, albeit below market, occupancy of 87%, there is an immediate opportunity to add value through executing a “build to suit” lease with retailers for the adjacent land.  Although this land can technically accommodate up to 80,000 SF.
